Challenge
An opportunity arose for our clients, Savills Investment Management, to bring several office floors at 129 Wilton Road — a key location in London’s Victoria — back to market.
Our challenge was to create a stand-out entrance and office space in a crowded and competitive market, while also offering environmentally sustainable solutions within the existing part-occupied building.
The process has been informed throughout by valuable tenant and building management feedback, allowing us to ensure the building remains attractive for existing and future users.
'Plug and Play' work spaces
Main moves
Three of the building’s eight 8,000 sq ft office floors have been refitted, two to a Cat-A-Plus level with modern, open-plan spaces, featuring exposed concrete and mesh rafts and sustainable design elements. The main finishes palette includes oak joinery, black Crittal style partitions and warm grey acoustic fabric walls. Each floor includes fully furnished areas comprising reception, 70 workstations, meeting rooms, tea points, break-out zones and lockers, as well as upgraded WC cores.
The ground floor rear retail space has been transformed into an end-of-journey facility, offering Grade A services with storage for 100 bikes, repair stations, drying cabinets and shower and changing facilities featuring a palette of warm oak and vibrant burnt orange tiles. The retail space has become a Reformer Pilates and yoga fitness studio with luxurious changing rooms, offering classes for the public and tenants.
The building’s main entrance on Wilton Road will has undergone a facelift, with striking new black entrance reveals, signage and lighting enhancing the presence on the street. A refreshed reception area, reusing existing finishes and adding oak and fabric elements creating and a warm, welcoming experience.

Sustainability
To support the client’s phased journey toward net-zero, we introduced a series of upgrades: air-source heating and cooling systems have replaced the existing gas boilers, and newly refurbished floors now feature efficient heating, cooling and LED lighting — significantly reducing carbon emissions.
Embodied energy was considered at every stage. Materials and office furniture were recycled responsibly, and wherever possible existing components — including raised access floor tiles and principal WC fittings — were retained and reused.
The enhanced end-of-journey facilities and new fitness studio further promote wellbeing while encouraging low-carbon, active travel.
